Criteria: This category is open to projects repurposed from commercial or industrial to multifamily and demonstrating outstanding execution of the developer’s functional and aesthetic objectives to target a specific demographic. The judges will discuss the project’s reconception, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments completed in 2023.

Criteria: This category is open to any multifamily property that has incorporated unique amenities that appeal to their specific demographic of residents. The amenities can include cutting-edge technology, sustainable features or any other aspect that makes their property stand out. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any real estate broker who has executed a large, strategic or creative deal in 2023. This can include single properties or portfolios. 

Criteria: This category is open to any multifamily investment advisory firm’s local or regional office that has demonstrated exceptional performance in 2023. Entries will be judged based on the office’s overall achievements. 

Criteria: This category is open to any company that has helped its surrounding community through efforts that prioritize environmental, social and governance programs, be it through a volunteer program, adding green features to the community, local support or involvement, or any other number of measures. This will focus on the efforts made in 2023.

Criteria: This category is open to any development company demonstrating excellence in multifamily, including sound development practices, a solid business plan with strong financial decision making, and a positive influence on the locations where it develops, preferably also reflecting innovation, creativity and efficiency. Entries will be judged based on accomplishments in 2023. 

Criteria: This category honors a real estate company that made strides in diversity, equity and inclusion at the corporate and/or property level. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to multifamily projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives for affordable housing. The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to newly constructed multifamily projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives for workforce housing. The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to newly constructed multifamily projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives to target a specific demographic. Please note that MHN defines a low-rise community as having 1-4 stories.

Criteria: This category is open to newly constructed manufactured housing projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives for workforce housing. The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to newly constructed multifamily projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives to target a specific demographic. The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. Please note that MHN defines a mid-rise community as having 5-10 stories.

This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to self-storage projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives to target a specific demographic. The judges will discuss the project’s architecture, curb appeal, space planning and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to newly constructed multifamily projects that demonstrate outstanding execution of the developer’s functional and aesthetic objectives to target a specific demographic. The judges will discuss the project’s architecture, curb appeal, space planning and unit layouts, and awareness of target demographic/market. This category is open to new developments, or projects that completed something major in 2023.

Criteria: This category is open to any high-level executive at a company that owns, invests in, develops and/or manages multifamily housing; an individual who has shown outstanding leadership and taken the organization to new heights. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any on-site apartment worker who has demonstrated exceptional performance in terms of resident and company satisfaction. Entries will be judged based on accomplishments in 2023.

Criteria: This honors a real estate company for their humanitarianism/philanthropy on the community, national or international level. Special consideration will be given to those who actively participate in the charity/cause vs. giving generous monetary donations. Entries will be judged based on accomplishments in 2023. 

Criteria: This category is open to any multifamily property that has a unique or thoughtful interior design that appeals to the residents. The judges will discuss the project's appeal, space planning, layouts and awareness of target demographic/market Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any on-site leasing professional who has a proven track record of increasing a community’s occupancy and rental rates. Entries will be judged based on accomplishments in 2022.

Criteria: This category is open to any multifamily marketing campaign for an existing property or portfolio (rental or for-sale) or new property lease-up or sales program that has proven results. Judges will evaluate if the goals of the campaign were met, the execution and the results. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any multifamily marketing director who has demonstrated outstanding achievement with their overall marketing strategy (at a property or portfolio level), has increased ROI or has led effective campaigns. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any multifamily marketing program for an existing property or portfolio (rental or for-sale) or new property lease-up or sales program that has proven results. Judges will evaluate the overall strategy, how the campaigns were monitors and adjusted, ROI improvement and total improvement (which can include leads, leases, etc.). Entries will be judged based on accomplishments in 2023.

This category is open to any exceptional multifamily property that has demonstrated outstanding performance in operations and resident satisfaction. Entries will be judged based on accomplishments in 2023. 

Criteria: This category is open to any multifamily management company (either third-party or owner-managed) that has a proven track record of operational excellence and resident satisfaction. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any on-site apartment community manager who has demonstrated exceptional performance in terms of occupancy, resident retention and/or satisfaction as well as performance and maintenance of the property. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to anyone 40 or under who is active in the multifamily sector (investors, managers, marketing managers, developers, asset managers, financiers, etc.). They may be new to the industry or a longtime member, but they are moving through the ranks, accomplishing exciting things—a star on the rise! Company principals do not qualify. Entries will be judged on 2023 accomplishments.

Criteria: This category is open to any individuals who have demonstrated exceptional skills in leveraging social media platforms to positively impact the multifamily housing sector. This award seeks to honor influencers who have made significant contributions to the industry through their creativity, influence and dedication to fostering community engagement and industry advancement. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any multifamily property that has incorporated social media effectively in their property management strategies. This can be based across one social media platform or several. Judges will look to see if the tone appeals to the specific community as well as deliverables such as audience engagement, lease conversions, etc. Entries will be judged based on accomplishments in 2023.

Criteria: This category is open to any multifamily property that has incorporated unique or cutting-edge technology that appeals to their specific demographic of residents, or to technology companies that have developed new products for multifamily companies or properties. Entries will be judged based on accomplishments in 2023.

Criteria: This category will showcase a well-executed and/or prominent multifamily investment sales or financing transaction that demonstrates a good value for all parties involved. The judges will look at deals closed in 2023. 

Criteria: This category is open to any multifamily or mixed-use project that’s on the boards waiting to be built, and it’s also open to exceptional projects that will never be built due to changing market conditions. Purely conceptual projects may also apply in this category. The judges will discuss unbuilt projects in the context of proposed architecture and design, space planning, unit layouts and awareness of target demographic/market. This category is open to designs conceived or created in 2023. 

Criteria: Open to apartment properties that were renovated in 2023. If the project is repurposed from commercial or industrial to multifamily, please use the Adaptive Reuse category. 

Criteria: This category is open to any multifamily property that has created and maintained a unique website that appeals to their specific demographic of residents. Judges will look at site design, calls to action and user engagement, site optimization and lead conversion. Entries will be judged based on accomplishments in 2023.
